Rental Scams in Australia
A Renter’s Guide to Avoiding Trouble
Millions Lost, Renters Beware!
I’m just trying to find a decent place to live, and BAM! You see an ad for a dream apartment with a price tag that seems impossible. Hold on a sec – that might be a scam. A recent ACCC report says Australians lost over $20 million to rental scams in the first half of 2023 alone. Yikes! Don’t let that happen to you. Here’s how to avoid those sneaky scammers and land a legit rental.
The Sneaky Tactics Scammers Use:
These crooks are good at what they do, but they all play the same game. Here’s what to watch out for:
Fake Listings: They create online ads for apartments that don’t even exist. Super fancy pictures, unrealistically low rent – it’s all a trap to lure you in.
Sight Unseen Shenanigans: Suddenly, the landlord or agent is “overseas” and can’t show you the place. They want you to send a deposit to “secure” it – big red flag!
Phishing for Your Info: These scammers pose as real estate agents or landlords. They might send emails or texts asking for your bank details or ID before you even apply properly. Don’t fall for it!
Overpayment Scams: They agree on a price, then claim they accidentally overcharged you and need you to send back the difference. But guess what? They keep your money!
Renting Out Empty Properties: They somehow get access to vacant places and advertise them for rent. You pay a deposit, and then…poof! They disappear with your money.
How to Spot a Scam (Before You Lose Your Cash):
Is it too good to be true? It probably is. Don’t get blinded by that amazing rental for dirt cheap, it’s a trick!
Pressure Play: They’ll try to rush you, saying there’s a ton of interest. Don’t let them push you into a decision. Take your time!
Shady Info: Can’t find anything about the landlord or agent online? Suspicious email address? Walk away!
Upfront Payments? No Way! Never send a deposit or rent before you’ve seen the place and signed a proper lease. Legitimate rentals have secure payment methods.
Something feels off? Trust your gut! If something seems fishy, it probably is. Don’t ignore that feeling.
Be a Savvy Renter:
See It Before You Believe It: Always check out the place in person before committing. Don’t do night-time viewings, and bring a friend for safety.
Do Your Research: Look into the landlord’s or agent’s name and license. Check online reviews and verify their contact information.
Stick with Reputable Sources: Look for rentals advertised by real estate agencies you know and trust. Be wary of unfamiliar websites.
Don’t Trust Random Calls: Be careful of unexpected emails, texts, or calls about rentals, especially if they sound too good to be true.
Pay Securely: Only use secure payment methods recommended by the real estate agency. Never use money transfer services.
Walk Away If Unsure: If something feels wrong, don’t hesitate to walk away. Finding a decent rental might take time, but it’s better than losing your hard-earned cash.
What to Do If You Get Scammed:
Don’t reply: Don’t engage with the scammer any further.
Report the Scam: Tell the ACCC’s Scamwatch https://www.scamwatch.gov.au/ about it.
Gather Evidence: Keep copies of emails, texts, or anything related to the scam for possible legal action.
Spread the Word: Tell your friends, family, and online communities about your experience. Help others avoid the same trap.
Finding a place shouldn’t be a nightmare. By staying informed and being cautious, you can navigate the rental market with confidence. Bookmark Scamwatch resources and share this article to spread awareness. Remember, renters – be smart, be safe, and don’t get hooked by those rental scams!
